Cancellation Policy and Terms of service

All properties managed by Canguro Properties and available for booking on this website are subject to the following Cancellation terms:

For bookings from 1 to 30 nights duration:

Properties located in: LONDON (UK), MILANO (ITALY), VERONA (ITALY), BOLOGNA (ITALY)

100% refund if the booking is cancelled at least 30 full days before arrival, otherwise the booking is non-refundable.

If the guest cancels less than 30 days in advance, the nights not spent are not refunded.

If the guest arrives and decides to leave early, the nights not spent are not refunded.

Properties located in: CORTINA D’AMPEZZO (ITALY) – PORTO CERVO (ITALY) – LAKE GARDA (ITALY)

100% refund if the booking is cancelled at least 60 full days before arrival, otherwise the booking is non-refundable.

If the guest cancels less than 60 days in advance, the nights not spent are not refunded.

If the guest arrives and decides to leave early, the nights not spent are not refunded.


For bookings of 31 nights or more:

First month down payment + deposit (if required), then anticipated monthly instalments. 30 day notice for lease termination.

If the guest decides to cancel the reservation less than 30 days in advance, the first month will not be refunded.

If the guest decides to cancel the reservation during their stay, regardless of the new checkout date chosen, the guest is required to pay for the 30 days following the cancellation date, or up to the end date of the guest’s original reservation if the remaining portion of the original reservation is less than 30 days.


Canguro Properties requires that all persons or entities renting and/or visiting any of the properties listed on this website confirm acceptance of the following terms:

  1. Primary renter must be 18 years or over when booking the accommodation. The booking is made as a consumer and it is acknowledged that no liability can be accepted for any losses suffered or incurred by the tenants.
  2. Upon Check-in, tenants agree to show a valid photo ID, which will be scanned and kept in archive by Canguro Properties for the entire duration of the stay. Canguro Properties is responsible for eliminating ID records after the tenancy has ended. Tenants that are not able to provide such verification can be rejected to stay in the property.
  3. The Tenants shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. Apart from the cleaning side, the tenants shall leave the premises in ready to let conditions at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next tenants once it has been cleaned by our housekeeping personnel. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition. The tenants agree that the Landlord shall deduct costs of said services from the security deposit or credit card on file prior to refund if tenants cause damage to the premises or its furnishings.
  4. The Tenants shall dispose of all waste material generated during the rental period in a lawful manner, as written in the Property Guide.
  5. The Tenants shall pay for any damage done to the premises over and above normal wear and tear.
  6. No animals or pets of any kind may be brought onto or about the premises, unless specifically agreed with the landlord.
  7. The Tenants shall not sublet the property.
  8. The Tenants shall not be permitted to have more than the number of persons stated at the moment of booking to reside or sleep on the premises.
  9. There shall be no smoking inside or about the premises. This is a Non-Smoking Unit and as such the owner of this unit strictly prohibits any smoking within or about the premises.
  10. Upon check-out, tenants must leave inside the property all the keys provided for the tenancy. If by accident one or more sets of keys are taken from the property, tenants shall urgently organise and pay for an express courier with keys to be sent to Canguro Limited. In case the keys are not received by Canguro Limited within 5 days from the check-out date, Canguro Limited will proceed with the replacement of the entire lock(s) of the property. Tenants agree to pay the cost of new lock(s) and keys.
  11. Tenants agree to pay all reasonable costs, attorney’s fees and expenses that shall be made or incurred by Landlord enforcing this agreement.
  12. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.
  13. There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments.
  14. The price paid for the booking includes a part denominated “Rent” which is the amount of the rental of the property itself, and one or more parts denominated “fees” and/or “taxes” which include taxes due by law and the services provided by online booking platforms.
